You can build cafes around it from as small as a coffee machine on a chair with milk in a shadowy spot over a container made in China to a real deal sports cafe with kitchen serving hot food.
You can open a library from as small as swapping Warez of Libraries and Movies on USB sticks to rows of printed hard copy books in shelfs and a quiet sound proof reading room with art at the walls.
You can build a sports supply shop from 2nd Hand upcycled to gone as fast as possible price negotiatable cash only truck loads or one with large windows selling footballs, shoes, sweat absorbing underwear, skateboards, innliner, BMX bikes, basketballs you name it if it is just made to make you sweat.
But you have to enforce rules.
